Does My Homeowners Insurance Cover Water Damage?

Experiencing water damage in your home can be devastating. Not only because of the repairs your home might need, but because of how expensive they can be. With the average water damage claim payout from homeowners insurance being just over $11,000, it’s among the most costly disasters a homeowner can experience. That’s why it’s important to understand if your homeowners insurance covers water damage. But, not all water damage is created equal, and it can depend on the cause of the damage.

Base Policy Coverage

The base policy of homeowners insurance covers water damage when it’s sudden and was caused by something inside of your home. This would include things like frozen or broken pipes, a washing machine or toilet leak, and water coming in from your roof. But keep in mind that if the water damage is due to an appliance leak, such as from your washing machine, the appliance itself is not covered.

Water Backup Coverage

Things that don’t typically fall under the umbrella of baseline water damage coverage are sewage backups, flooding from outside, or disasters that could’ve been prevented. If it’s not from an unexpected accident, it won’t be covered. This means it's important to keep up with your home’s regular maintenance. You’ll want to pay attention to things like aging pipes, overgrown tree roots, and frequent blockages in your plumbing. In doing so, you not only limit the chances of an accident occurring, but the chances of your homeowners insurance covering the damages are greater.

Additionally, water and sewer backup coverage can be added as an endorsement to your base policy. It covers things like a backup through a sink or drain (i.e. a sump pump backup). This coverage is always recommended to anyone with a sump pump, particularly those with a finished basement.

Flood Insurance

If your homeowners insurance doesn’t cover water damage caused by a flood, how are you protected? Flood insurance can be added to your homeowner’s insurance for an additional cost. Even if you don’t reside in an area that’s considered to be high risk for flooding, it’s recommended you do so. If you do decide to purchase flood insurance, don’t wait until a major storm is in the forecast, as there is usually a 30-day waiting period. 

This insurance will cover losses directly caused by flooding, which is defined by water that covers at least 2 acres of land that is usually dry. In the event of a flood, your home’s foundation, plumbing and electrical systems, and central air and heating systems, among others, would be covered.

Things that aren’t typically covered by flood insurance include mold damage that could’ve been avoided; outdoor property such as decks, patios, and pools; vehicles; and temporary housing if your home is uninhabitable from the damage.
